Located on the South Fork of the Shenandoah River, at the base of the Blue Ridge Mountains, and only 50 miles west of Washington, D.C. The Royal Phoenix site offers great potential to all future development with both its beauty and convenient location. It includes a 440-acre parcel of land formerly used as the home to the AVTEX rayon fiber plant. The Royal Phoenix site has now risen from the ashes of its former occupation to become an industrial park and a scenic recreational park.

On September 20, 2014, the Environmental Protection Agency ("EPA") officially declared the site to be all clean thus clearing Royal Phoenix for future development. This ceremony was presided over by Congressman Bob Goodlatte, Virginia 6th District, Chairman of the House Judiciary Committee; and the Assistant Administrator of the EPA at the time, Mathy Stanislaus. Situated within Royal Phoenix is a 240-acre conservancy park as well as a 34-acre soccer complex and skate park.

The strategic location of Royal Phoenix has given the project multiple advantages such as its proximity to the Virginia Inland Port, the designation as a targeted employment area (TEA), and federal and state support. The Royal Phoenix development project offers a significant investment opportunity for the future development of Northern Virginia.

Shenandoah River

Nestled in the valley is the Shenandoah River, which curves like a dragon, flowing by the base of the Blue Ridge Mountains and wrapped around the Royal Phoenix site. The 200+ mile long Shenandoah River flows into the Potomac River which curves around Washington, D.C. and eventually empties into the Chesapeake Bay. Popular for fishing, canoeing, kayaking, and water tubing, the Shenandoah River draws thousands each year for its beauty and proximity to urban areas.

Front Royal is located approximately 69 miles west of Washington, D.C., the nation's capital, and is a part of the Washington-Arlington-Alexandria and DC-VA-MD-WV Metropolitan Division. This proximity to the nation's capital provides Royal-Phoenix Trading, LLC with a prime location in the metropolitan area.

The Town of Front Royal is a small town with a population of 14,899 and serves as the main population center of Warren County. Front Royal is a lively town that is home to many festivals and other events for the community to partake in. Royal-Phoenix Trading, LLC's location is on a 2.9 acre parcel of the 433 acre Royal Phoenix Park site. The site will be accessed through Kendrick Lane, and once built, through the West Main Street extension.

Warren County was established in 1836 from Frederick and Shenandoah counties. It is located in the Shenandoah Valley of northwestern Virginia. It is bounded by Frederick and Clarke Counties on the north, Fauquier and Rappahannock Counties on the east, Page County to the south, and by Shenandoah County to the west. Warren County has a total land area of 219 square miles. The rural area of the county consists of 209.9 square miles while the Town of Front Royal covers 9.1 square miles.
